We are looking for a dedicated and experienced Property Manager to manage and maintain our care home properties. You will be responsible for delivering exceptional service, ensuring properties are safe, compliant, and operating efficiently while building a vibrant community for our residents.



Key Responsibilities:

Property Inspections: Conduct regular inspections to ensure properties are well-maintained, identifying any areas needing improvement, reporting.
Team Leadership: Oversee recruitment and training ensuring they deliver high-quality services.
Budget Management: Manage property-related budgets, monitor costs, and develop strategies to improve efficiency.
Maintenance Oversight: Ensure that all maintenance issues are promptly addressed, coordinating with contractors to resolve service failures.
Compliance and Safety: Ensure compliance with health & safety regulations, manage risk assessments, and coordinate with statutory bodies and Fire Service for inspections.
Emergency Response: Be available for out-of-hours emergency situations and respond in accordance with protocols.
Project Management: Oversee refurbishment projects, ensuring they are completed to high standards.
Health and Safety Responsibilities:

Ensure all contractors comply with health and safety regulations and maintain appropriate risk assessments.
Lead emergency preparedness initiatives, including regular testing and implementation of safety protocols.

Experience and Qualifications Required:

Minimum of 3 years of property management experience, ideally in care sector.
Understanding of relevant legislation, including fire safety and building regulations
Previous experience with compliance audits and facility management inspections
Strong leadership skills with experience managing a team.
Budget management experience and a proven ability to meet targets.
Excellent problem-solving abilities and attention to detail.
Strong communication, time management, and organisational skills.

We are currently seeking a highly experienced and strategic Construction Manager to join our client, a market leader in the water industry. This role will be based out of London, overseeing a flagship Thames Water project and providing senior leadership to ensure successful project execution.

As a Construction Manager, you will play a pivotal role in driving the overall success of the project, maintaining high standards of safety, quality, and client satisfaction, and coordinating efforts across various project teams.

Responsibilities:

• Providing senior leadership and strategic direction across all construction activities within the Thames Water project
• Ensuring exemplary safety and quality standards are upheld throughout all project phases
• Overseeing the implementation of the Business Management System (BMS) from tender handover to final completion
• Building and maintaining strong relationships with clients, stakeholders, and project teams at all levels
• Ensuring optimal staffing levels and effective resource allocation for project success
• Developing and endorsing comprehensive project execution plans and construction methodologies
• Approving detailed construction plans and method statements prior to project commencement
• Managing all commercial aspects of the project, including budget control, forecasting, and financial reporting
• Coordinating with Project Managers and other senior staff to ensure project milestones are met

Requirements:

• Extensive experience in managing large-scale, multi-disciplinary construction projects, preferably within the water industry
• Bachelor's degree or equivalent qualification in construction, engineering, or a related discipline
• Advanced Project Management Qualification (PMQ) or equivalent certification
• In-depth knowledge of Construction Contracts, particularly NEC and/or IChemE
• Strong understanding of CDM and construction Health & Safety regulations
• Demonstrated ability to lead and motivate large teams, manage resources effectively, and achieve strategic objectives
• Previous experience with water and wastewater treatment plants is highly advantageous

• Assist with the management of a small amount of dispute resolution/litigation.

• Responsible for maintaining, developing, drafting, and reviewing a suite of precedent lease and related documents and toolkits. Actively seeking opportunities to enhance the legal, commercial, and operational processes supporting their fully managed offering.

• Supporting the business to meet its strategic priorities, its regulatory and compliance obligations, and to minimise its risk.

• Providing in-house training and know-how to teams on property documentation and other relevant legal topics.

• Advising the business on new and proposed UK legislative developments and identifying risks and benefits to the business.

• Instruct, engage and manage our external lawyers as necessary.
