Performs work including activities which are complex and/or non-routine in mechanical services. Responsible for calibration and fault finding on a wide range of engineering plant and equipment (Low Pressure Hot Water Systems, General Air Conditioning Controls and Systems, Steam Raising Plant and associated equipment, Steam Sterilisers, Medical Gas Pipe Systems and Natural Gas Systems).

The post will close once we have received a sufficient number of applications.

The craftsperson performs work including activities which are complex and/or non-routine in electrical/ mechanical services. To maintain and repair the Hospital’s plant, equipment and services.

To manufacture, assemble, erect, install and test new installations, services and equipment.

To undertake any duties which may be required commensurate with grade and competence as deemed necessary by the changing needs of the Trust.

Carry out fault analysis, testing, manufacturing, replacing, isolation, modifying, inspecting, improving, installing, maintaining and repairing of all electrical services, plant and equipment in compliance with all good practice guides, operational maintenance manuals and statutory requirements. Be proactive with regard to all forms of maintenance, good site resource management and security.

Maintain and record service records and break down reports using the current FM system. Provide to other members of the team technical input and guidance on all electrical issues. Complete surveys as required by the Estates Manager and supply technically detailed reports.

• Salary: £29,244 or £32,618 per annum, depending on experience

You'll be responsible for ensuring clients sites within your area are fully maintained and operating at full potential.

As an Arcus Fabric Specialist, you'll enjoy working in a varied environment. You'll be out and about on the road traveling to client locations throughout your area, delivering a high level of repair works and rectifying any defects to ensure our clients receive a high-quality service.

You will assist in the delivery of excellent customer service resulting in professional results, asset uptime, first time fix and quality workmanship.

We need you to come with experience of working in a building fabric / maintenance role previously, and with the skills and expertise to confidently and independently, carry out as many of the below tasks as possible:

• Patch Plastering/Rendering


• Protection where required


• Carpentry works


• Various floor coverings


• Wall Tiling


• General Repair work


• Changing lights and locks

Whilst we don't need you to know it all, we do need you to have varied experience across a mix of the above trades. To be successful you will have:

Essential:

• Time served experience across a mix of multiple trades, ideally in a building fabric role.


• Valid UK driver's license


• Experience working within a customer facing environment


• Confident using handheld IT Equipment for managing works and documentation


• Strong communication skills and work ethic.


• Awareness and knowledge of health & safety.

Desirable:

• NVQ, City and Guilds, BTEC in a building trade


• Experience working within a maintenance remit for a multi-site retail client.

Other Information:

• The role will involve working 40 hrs per week, Monday to Friday

Role overview

We are looking for a Maintenance Operative to assist in the day to day presentation and maintenance of our new, luxury
development! You'll provide first line response to all building support requests and work orders raised.

As our go-to person, the one with the know of how to keep the development running like clockwork, you'll give technical advice and
support, whilst also overseeing and and carrying out fabric and minor repairs.

What will you do?

* Check the work order system daily for current reactive and future works.
* Carry out lighting checks, replacing light bulbs.
* Ensure works completed are to a high standard & completed within realistic time frame.
* Carry out decoration and repairs to homes within 5 days, ready for letting.
* Liaise with the Building Manager to prioritise workload, communicating effectively.
* Ensure continual complaince with Rent Smart and the Letting Code of Conduct.
* Inform company of any additional works needed at location.

* Work well independently, yet be supportive of team members and goals.

* Be able to make sure any works completed are compliant in line with HSE and water bye-laws
* Be able to respond effectively to emergency call outs / situations.
* To provide general maintenance assistance, including furniture building and storage, hanging pictures and items as requested
and assisting them in familiarisation of their new apartment and systems.
* To be flexible and adaptive to the needs of the site, supporting the team in additional ad hoc duties including manning the
front reception desk, assisting with general enquiries and supporting the housekeeper when required.




What are we looking for?

* Experience working in a customer facing role.
* Electrical Competency Certificate, or equivalent (within the last 3 years).
* IOSH Working Safely qualification, or equivalent.
* Knowledge of basic water system and L8.
* Previous use of CAFM systems (preferably web based).
* Already working within a maintenance role within residential properties or student accommodation.
* Have basic painting skills with an understanding of decorating and fabric repairs.
* Able to work alone or as part of a team.
* Strong understanding of COSHH.
* City and Guilds Multi Skills Certificate, or equivalent (desirable).
