Basic objectives of the post
To act as an impartial, independent inspector and guardian of quality. To ensure that work is carried out to Homes for Haringey’s standards, specification, and schedule. To ensure the correct materials are used and the workmanship is of a high quality. To make recommendations to the Clerk of Works Team Leader based on findings onsite.
Principle Duties and Responsibilities
To oversee Contractors works on site and undertake the duties of Clerk of Works;
To carry out a variety of property inspections and the estates in which they are located, including pre & post works inspections, condition surveys etc. and manage as necessary works to bring the property or estate to acceptable
standards in accordance with Specifications and Contract documents;
• To schedule works and complete surveys on properties highlighting condition,
measurements and remedial actions required including the formulation of detailed
specifications where required; and
• To lead a surveying area of ‘specialism’ on behalf of the surveying team to
ensure the Group’s duties and service standards are met for that designated
area.
• Inspecting the work on site and comparing it with drawings and
specifications. Inspections could be at heights or underground and may include
specialised aspects of construction
• Measuring and sampling building materials to check their quality – they also
identify any defects and suggest ways to correct them
• Monitoring and reporting on progress to construction managers, architects and
clients
• Keeping detailed records
• Liaising with contractors, engineers and surveyors
• Attend appropriate site meetings
• Checking that standards, building regulations, health and safety and legal
requirements are met
• When required use operating systems especially those relating to the use of new
technologies.
• Effectively monitor budgets and costs of all projects and identify any concerns or
issues to the Property Services Management team to provide effective
management of resources.
• Liaise, control and plan workload with the Asset Management and Housing &
Area Management teams.
• Assist with the implementation and operation of new operating systems
especially those relating to the use of new technologies.
Duties and responsibilities
1. To become familiar with all the relevant drawings and written instructions, checking them, and using them as a reference when inspecting the work
2. To make visual inspections of projects onsite
3. To take measurements and samples on site to make sure that the work and the materials meet the specifications and quality standards
4. To ensure knowledge of legal requirements is up to date and to check that the work complies with these requirements
5. To have a working knowledge of health and safety legislation and to bring any shortfalls observed to the attention of senior management
6. To work as part of the Clerk of Works team and to provide advice and guidance to team members when needed
7. To give advice and guidance to the Homes for Haringey Project Manager or Senior Project Manager on site control or other site issues arising from inspections
8. To work in a collaborative and solution focussed manner
9. To keep clear, concise, and auditable records of all activity
10. To advise the Clerk of Works team leader on the amount/level of COW resources allocated to specific projects
11. To prepare a schedule of defects at the end of the defect’s liability period for communication with the contractor. To inspect remedial work and report findings to the client
12. To monitor the performance of main and sub-contractors onsite
13. To attend site meetings, make reports on progress of the main contractor and sub-contractor
Qualifications
• Member of the institute of Clerk of Works or other relevant professional membership
Experience
• Experience of working on construction, refurbishment, and maintenance projects. Experience of working in occupied properties Experience of working in partnership with a team of professional staff
Skills
• Ability to manage own time and priorities, juggling a mixed workload
• Ability to communicate clearly with technical staff, contractors, clients, and residents
• Ability to keep accurate and auditable records electronically
•
Ability to undertake duties on a verity of construction projects including refurbishment, planned maintenance and new build
Knowledge
• Knowledge of the construction process, project programming and resource planning
• Thorough knowledge of building regulations, relevant British Standards and Health and Safety regulations
• Working knowledge of standard forms of building contracts (PPC, JCT etc)

Pay Per Hour: £20.45
