We are seeking an experienced and driven Quantity Surveyor to join our growing team at a leading joinery subcontractor in Stockport. The successful candidate will play a key role in ensuring the financial efficiency of live projects, working collaboratively with various departments to improve commercial reporting, manage cash flow, and oversee contract administration.

Key Responsibilities
Project Delivery
Work on live projects, providing expertise to improve commercial reporting and cash flow management.
Oversee the full project delivery cycle, from initial bid through to the final account.
Ensure accurate contract administration, maintaining compliance with contractual obligations.
Collaboration and Liaison
Liaise with the Estimating and Design teams to ensure seamless integration of project requirements.
Collaborate closely with Production and Maintenance teams to optimize operations and drive financial efficiency.
Procurement and Tendering
Assist in the procurement process, ensuring cost-effective sourcing of materials and services.
Support work-winning activities, contributing to the preparation and submission of competitive bids.
Commercial Management
Monitor and manage project costs, identifying areas for savings and efficiency improvements.
Ensure timely and accurate financial reporting, including valuations, cost forecasts, and final accounts.
Work to maintain healthy cash flow across all projects.

Requirements
Proven experience as a Quantity Surveyor, preferably within the joinery or construction subcontracting sectors.
Strong understanding of commercial reporting, cash flow management, and contract administration.
Excellent organizational and communication skills, with the ability to work collaboratively across teams.
Familiarity with procurement and tendering processes.
Strong analytical skills and a proactive approach to problem-solving.
Proficiency in relevant software tools and systems.

Position Overview:
As a Quantity Surveyor/Estimator, you will play a critical role in managing and estimating costs for projects valued from £100K to £10 million across the Northwest, with occasional travel to sites in the South. This role involves both office-based tasks and regular site visits to ensure project success from initial costing to final delivery. The successful candidate will work closely with our pre-construction and project teams to support seamless project delivery.

Key Responsibilities:

Estimating Responsibilities:
Review tender documentation and break down projects into packages for subcontractor pricing.
Prepare accurate and competitive cost estimates for a range of fit-out, refurbishment, and new build projects.
Compile tender returns and ensure accurate submission to clients.
Attend site visits, gather essential project information, and assess site conditions.
Conduct market research to source subcontractors and suppliers.
Prepare take-offs, bills of quantities, and detailed cost breakdowns.
Participate in pre-tender meetings, clarifying project scopes with clients as needed.

Quantity Surveying Responsibilities:
Manage the commercial aspects of projects from inception through to completion, ensuring profitability and cost control.

Collaborate with project teams to identify cost-saving measures and value engineering opportunities.

Qualifications and Experience:
Degree qualified in Quantity Surveying, Construction Management, Engineering, or a related field.
Proven experience as a Quantity Surveyor or Estimator within the construction industry, ideally with a main contractor.
Strong understanding of construction contracts, procurement methods, and estimating software/tools.
Proficiency in reading and interpreting technical drawings and specifications.
Excellent analytical, numerical, and negotiation skills.
Strong communication and interpersonal skills, with the ability to work collaboratively within a team environment.
Willingness to travel to project sites as needed and hold a valid UK driving license.

We have a permanent, full-time opportunity for an Estate Assistant to join our Estates team working 35 hours per week (Monday to Friday, from 08:00am to 4:00pm), earning £25,095 per annum.

This is a full-time opportunity, working 35 hours per week to support our team providing high quality grounds services to schemes - predominantly covering Stockport, Oldham, and the surrounding areas. There will be times when you will be expected to cover other areas when required, but company van will be used for travel when this is necessary. All PPE will be provided by Guinness.

Reporting into the Estates Services Officer you will be responsible for providing high quality cleaning services to our schemes. We are looking for someone who has good customer service skills as you will be interacting with our customers and colleagues, and you would be working both within a team and on your own. The work can sometimes be quite physically demanding.

Some of the key duties involved are:

• Grounds, maintenance, and external gardening work (Hedge trimming, grass cutting, weed and moss control etc).
• Cleaning internal and external communal areas.
• Using mechanical cleaning tools.
• Cleaning of internal communal areas including lifts, corridors (mopping dusting and vacuuming).
• Bin store/bulk waste management.
• Litter picking.
• Customer interaction.
• Fly-tipping removal.

Work Schedule

• Monday to Friday - 8am - 4pm.
• No weekend or evening working.
