• Provide full administrative support, including phone support, typing, reports, filing and distribution of correspondence. Coordinate office supplies in absence of a property administrator

The SVP, Credit Group Manager (Servicing Risk) is a senior management-level position accountable for risk oversight of performing servicing area, strategic initiatives in risk management and risk governance routines for the residential real-estate servicing risk management function. Construction Manager Primary Responsibilities

• Ensure general contractor complies with FAA Environmental, Safety, and Health policies
• Supervise construction of FAA projects on-site and provide quality assurance that completed work is in compliance with the plans and specifications
• Maintain accurate daily records of work accomplished, personnel onsite, weather conditions and other essential details
• Act as point of contact and coordinate directly with the general contractor
• Monitor progress against accepted construction schedule, review the general contractor’s progress reports, assess the progress and inform all stakeholders
• Discuss deviations from specified construction materials and procedures with project engineer
• Mark up drawings to as-built conditions and submit these for review and updating
• Participate in construction inspections, final inspections, and contract close-out activities
• Conduct regular progress meetings with the general contractor and appropriate personnel
• Prepare sketches, site specific specifications, contract documents and independent cost estimates as needed to support change proposals
• Perform project management related tasks and communication (including operational risk management plans, safety plans, sequence of work and cutover plans)
• Coordinate and review work permits required for potential hazards such as lead and asbestos that may be encountered during construction
• Review contractor shop drawings and construction submittals and provide input to engineering staff

Construction Manager Basic Qualifications

• A Bachelor’s degree with 8 years of relevant experience in commercial, industrial or government facilities construction/maintenance or a Master's degree with 4 years of relevant experience
• Experience with construction methods, plans and specifications, building materials, national consensus codes, and quality management
• Ability to tactfully coordinate with a variety of project stakeholders, peers and management levels
• Working knowledge of office productivity software such as MS Word and MS Excel
• Must be able to pass an in-depth government background check (Public Trust)

Position Summary

The Manager of Real Estate will be contributing to Dine’s development strategy, primarily in producing new franchise locations and conversions and leading deals from site identification through internal approvals, contractual negotiations, permitting, and ground breaks. The Real Estate Manager is a primary dealmaker and will own the project from inception through handover to the construction team.
 

Responsibilities:

• Develop, maintain, and implement a comprehensive, strategic market plan for defined territories and execute bold new store growth goals.
• Maintain strong market knowledge and an understanding of Dine’s coverage gaps, target markets, trends, projected home/work/shop growth, competition, and other factors that build real estate opportunities.
• Handle network of real estate brokers to identify potential sites for new restaurant development and relocations.
• Conduct sites tours with franchisees, Heads of Real Estate, Franchise Development, and Operations, to gain field approval of proposed sites.
• In conjunction with the Market Planning team, estimate and analyze sales performance of new restaurants to ensure accurate forecasting.
• Present compelling site opportunities, with appropriate support materials, to franchisees for development
• Prepare and present new restaurant site packages to the Real Estate Committee. Presentation shall include a decision logic, maps, aerials, demographics, competitor analysis, sales forecast, return metrics, impact analysis, and real estate deal points. The intent of the presentation is to gain leadership approval of the site and economics.
• Partner with construction teams to ensure project moves efficiently through due diligence, entitlements, and construction phases.
• Participate in weekly development department project status meetings.
• Identify areas where new franchisees are needed and partner with the Franchise Recruiting team to recruit qualified candidates.
• Develop, fill, and maintain the pipeline of new restaurants; Forecast the timeline of new restaurant openings and assess risks.
• Engage with the brand teams to find solutions to development barriers such as impact, growth approval, viable vehicles, etc.
• Identify opportunities in small markets to develop appropriately sized and economically viable assets.
• Starting Base Salary $125k (+/-)
