Property Clearance Operatives are needed to work in around the Black Country area.

The job duties and candidates are below and the jobs are working with one of the UK's largest Property Security, Maintenance and Management companies.

Duties will include:

• To drive the team van when required.
• All associated tasks as requested by the supervisor.
• Cleaning and clearing vacant social housing properties, both the interior and exterior gardens. after the tenant has vacated the property.
• Remove any lounge, bedroom or kitchen furniture left behind.
• Remove any other items left behind by tenant.
• Remove all furniture, carpets, underlay, lino, curtains & blinds from customer properties.
• Remove any old/damaged outbuildings/sheds from the garden.
• Trim back hedges and grassed garden areas
• Remove any debris left in gardens/tards/driveways.
• Deliver and retrieve security keys.
• Remove all old/damaged outbuildings/sheds from customer properties.
• Remove needles, bodily fluids & other contaminated objects on occasions when needed.
• To continually update the call centre during jobs where needed

Extra Information

The job requires work inside and outside in all type of weather

Please note that some properties will be straight forward and some may be horrible and hard (this is the job)

Candidates must have a driving license and must be reliable and hard workers

Please note that ALL inductions will take place in the Garretts Green, Birmingham area and you will need to be able to get there for the induction day

Candidates will not be supplied a van for the 13 probation period and you will be picked up and dropped off to home daily, after this period you may receive a van.

Job Details

• In-depth knowledge of building construction and building regulations, which will allow you to work independently to effectively manage claims up to £150k under delegated authority
• Travelling to customer's homes to assess liability, record, value and negotiate claim settlement for property damage, contents items and arranging temporary modular living for the customer where required
• Maintaining claim records to a very high standard, ensuring all documents, photographs and communications are accurately recorded and managing claim reserves and payments, ensuring that total paid and reserved values are as accurate in the shorted period possible and maintained as such until the claim is concluded
• Helping to develop a team of regional surveyors and contractors, sharing knowledge and acting as a technical referral point as well as utilising your current experience to help deliver accountabilities relating to customer service delivery and indemnity control within your region/area
• Using the latest software available to scope any building works, discussing the scope of works with the customer and either agree to settle their claim or instructing one of our contractors/loss adjusters to complete the repairs
• Providing technical support for complex claims initiatives within our field network and supply chain, and on occasion be required to lead simple initiatives where benefits will be tracked up to a period of 12 months

Skills we would love you to have

• Extensive experience of working in a domestic insurance field surveying role, visiting customer's homes to validate claims and offering them clear and evidenced claim settlements - and have independently managed claims of varying complexity up to £150k
• Extensive knowledge of building anatomies, able to apply insurance principles, calculate settlements and scope work in accordance with building regulations and best practice
• Can project manage and mitigate flood, escape of water and extensive fire damage
• The best of the best customer care skills when dealing with customers and damage in their property, with a detailed understanding of consumer duty and the ability to identify and work with vulnerable customers

The Role

Key purpose of the role is to manage, optimise and economically drive the Council's operational Commercial Property Portfolio in a fast-paced performance-driven environment.

Job Details

• Investigating, managing and reporting on a varied range of surveyed claims
  
• Liaising with customers, determining policy cover and legal liability investigations, establishing the loss value and any associated costs
  
• Handling and desktop settling a full and varied range of incidents
  
• Ensuring all claims are managed properly, fairly and with integrity, producing reporting which demonstrates this
  
• Maintaining high standards of communication with internal stakeholders and providing information on significant claims trends
  
• Participating in the policy wording and claim handling enhancement working group and contributing to the claims auditing process
  
  
  

Skills we would love you to have

• Experience of investigating and handling domestic property claims
  
• Excellent knowledge of current case law, settlement methods, building regulations, market pricing, flood/escape of water/fire damage management best practice and principles
  
• Claims scoping and management software experience

We are seeking a dedicated and skilled Tenancy and Estate Management Officer to join a team in Charnwood on a full-time temporary ongoing basis. The Tenancy and Estate Management Officer will play a vital role in ensuring the delivery of high-quality tenancy and estate management services to our customers while upholding the vision and business objectives of the company.
Requirements

• Previous experience in a similar role within Social Housing / property/ tenancy sustainment
• In-depth knowledge of relevant legislation and current issues within the housing sector, including the impact of homelessness
• Excellent communication skills, both verbal and written, with the ability to communicate complex information in a clear and accessible manner
• Strong organizational skills, with the ability to prioritize tasks, manage workload efficiently, and meet deadlines
• Good working knowledge of statistical analysis, and understanding of financial issues
• Knowledge of the Welfare Benefit system

Role Expectations

• Ensure that customers remain at the heart of all services, delivering an excellent and responsive service to tenants and stakeholders alike
• Work collaboratively within the Landlord Services Team, supporting colleagues, fostering mutual respect, and contributing to a well-motivated and empowered team environment
• Actively engage with customers and stakeholders, promoting customer involvement and conducting estate walkabouts to address community needs and aspirations
• Take ownership of the tenancy and estate management for designated housing areas, managing tenancies, ensuring compliance with conditions, and undertaking necessary actions regarding breaches of tenancy
• Participate in reviews of tenancy and estate management strategies, policies, and procedures, contributing to the development and implementation of team objectives
• Ensure compliance with legal, statutory, and organizational provisions governing service delivery, including maintaining accurate housing information and managing information securely
• Develop working relationships with colleagues, as well as key partners
• Liaise with external partners, including local authorities and support agencies, and ensure effective service is delivered
