Otherhome is a dynamic property management company based in Adelaide, specializing in managing residential properties across the region. With a portfolio of 55 houses and over 250 tenants under their care, Otherhome has established itself as a trusted name in the Adelaide property management sector.
They now seek an experienced Property Manager to join their team in Pasadena, SA.
The Role
This is a full time role with an annual salary set at $73,500 plus superannuation.
The Responsibilities
Some tasks may include:
Coordinate property viewings for prospective tenants and facilitate the tenant move-in process
Handle inquiries and matters related to potential, current, and past tenants
Prepare, review, and execute lease agreements, ensuring compliance with relevant tenancy laws and regulations
Oversee rent collection from tenants and ensure timely remittance to property owners in accordance with agreed terms
Monitor rental arrears, issue late payment notices, and take appropriate action to recover outstanding amounts
Work closely with the maintenance team
Arrange and manage payment of property outgoings such as mortgage, insurance, and land tax on behalf of property owners
Lodge bond monies, manage claims, and facilitate bond refunds in accordance with tenancy agreements and legal requirements
Conduct regular reviews of market rent rates to ensure Otherhome properties are competitively priced within the local market
Maintain strong relationships with landlords, keeping them informed on property conditions, tenant matters, and financial performance
Address emergency issues across all managed properties
Oversee the activities of the Accommodation Manager at 180 Gray Street, Adelaide
Represent property owners in tenancy disputes and, where necessary, attend and present cases at the Residential Tenancies Tribunal
Consult with the director on significant decisions and report on property performance, tenant issues, and operational matters
Perform additional tasks as assigned by the director, including special projects and property management initiatives
The Requirements:
Relevant Bachelor degree or higher in a Business or relevant field
At least 2 years of relevant experience in property management in a professional level
At least 2 years proven experience managing residential properties, ideally with a portfolio over 55 houses and over 250 tenants
At least 2 years of experience representing property owners in tenancy disputes, including appearances at the Residential Tenancies Tribunal
Proficiency in property management software like PropertyMe, Console Cloud, or Rest Professional
Experience with tools and methods for conducting market rent reviews, analysing trends, and adjusting rent rates
Strong track record of building and maintaining relationships with tenants, landlords, and contractors
Demonstrate leadership skills and a willingness to grow and learn new skill sets.
