RESPONSIBILITIES OF THE JOB

• Maintain a documented system of accounting policies and procedure.
• Review monthly analysis of Financial Reports against prior year and budget, providing explanations and financial highlights that will enable management to determine progress against budgets.
• Review forecast profit and loss,cash flow positions, related borrowing needs, and available funds for investment and ensure that sufficient funds are available to meet ongoing operational and capital investment requirement.
• Identify, investigate, and analyse potential operational improvement. As appropriate, based on findings make proposal for operational changes (policy, procedures, processes, etc.).
• Ensure smooth process flow, optimize AR days and monitor, collect market intelligence to keep bad debts at minimal/0%.
• Assist management in the formulation of its overall strategic direction.
• Co-ordinate on any finance, management and credit control meetings involving shareholders.
• To review and monitor tenants aging profile, recommend immediate action plan and obtain credit control members endorsement.
• Liaise with legal personnel to ensure action plan communicated to manage and mitigate risk of  tenants owing huge balances.
• Assess, evaluate, mitigate risk & proposed credit limit for management’s approval.
• Review additional analyses and reports as requested by management.
• Review yearly corporate and deferred taxation.
• Manage and co-ordinate yearly external audit process.
• Manage accounts payable process to ensure payment to vendor is made within company’s credit terms.

KEY RESPONSIBILITIES

• Ensure billings are generated and distributed to tenants according to the scheduled date.
• Perform lease adjustments of billing for renewal and new leases.
• Monitors collection and aging closely, perform posting and allocation in accounting system accordingly.
• Verify utility usage and bill accordingly including ad-hoc billing.
• Liaise and attend tenants’ queries and sending reminders to tenants.
• Assist to prepare weekly and monthly closing reports.
• Assist in collating and coordinating documentations for legal actions against tenants.

Your assignment

• Prepare and maintain prepayment amortization and accruals schedules and reconciliation schedules
• Reconcile monthly GL accounts and subledger balances (like inventory/prepayment/other assets/accruals)
• Assist in the review and submission of tax returns and supporting alphalist or reports
• Ensure timely, accurate and consistent compliance with the accounting standards and tax regulations of the recorded financial transaction
• Supporting the Finance Manager with the statutory audit process and preparation of the audited financial statements
• Support and provide training to Store/Service Office Finance relating to General Accounting or Tax reporting
• Archiving of Accounting documents

• Prepare and ensure timely payments to local and foreign vendors including co-worker's claims.

• Liaise with banks for any issues related to payment.
• Prepare and ensure accurate and timely preparation and payment of monthly/quarterly tax returns and reconcile with the book.
• Reconcile payments and perform monthly bank reconciliations.
