Our client, a leader in the real estate industry, is seeking a dynamic and experienced individual to join their team. This prestigious Grade A office building is known for its commitment to excellence, and they are looking for a candidate who can help them in keeping that lead.
Job Responsibilities
- Facilitates the development of plans and manages daily operations for asset to ensure excellent standards are achieved and requirements are met according to agreed service levels.
- Contributes to the development of policies to improve operational efficiency and productivity.
- Oversees a team of service providers.
- Reviews contracts' specifications to ensure cost effectiveness and competitiveness.
- Manages capital replacement works, asset enhancement initiatives, and maintenance repair/replacement whenever assigned.
- Engages with government authorities and consultants on regulatory requirements.
- Assists in preparing budgets for OPEX/CAPEX works and manages the annual maintenance/expenditure within approved budget.
- Contributes to planning building improvement strategies, proposing rectification & preventive works/programs for the building, and championing ad-hoc projects whenever required.
- Coordinates tenancy-related works, e.g., fit-out, additions & alternations, reinstatement, moving in/out.
Requirements
- Diploma holder from a recognised institution, preferably in Mechanical/Electrical Engineering or its equivalent. Having a degree will be advantageous.
- At least 3 years of experience in the management of mechanical and electrical systems, preferably in large commercial or retail buildings.
- Experienced in Green Mark processes.
- Able to read and understand technical/structural drawings, e.g. as-built drawings is an absolute REQUIREMENT.
- Good interpersonal and communication skills
- Independent, resourceful, self-motivated, result-oriented, and a team player who is able to work well under pressure in a fast-paced environment.
- Versatile and quick in analyzing and resolving problems within given deadlines.
- Familiar with statutory requirements on building services, facility operations, maintenance, and safety.
