Multi Trade - Property Services

Job Type: Permanent

Salary: £20 - £22 per hour.

A Multi trader is required, working for a local social housing contractor. The Multi trader role will involve carrying out maintenance works on occupied domestic properties. As well as carpentry works, it would be ideal if you can carry out basic multi trade works, such as; Tiling, patch plastering and plumbing. Must have previous social housing/domestic experience.

Daily responsibilities of a Multi Trader are:

• Carrying out maintenance works on domestic properties
• Providing a high level of customer service
• Using a PDA system to oragnise and complete jobs

Requirements of a Multi Trader:

• Must have a full UK driving licence
• Must have previous social housing experience
• Must have experience of using a PDA

Daniel Owen are proud to be representing a leading Social Housing Contractor in the Barnet area that are looking for a brand new Assistant Quantity Surveyor to join their team.

You will be carrying out tasks such as being responsible for individual contractor accounts and regular reports and analysis. You will also provide commercial insight and support to ensure financial efficiency is achieved.

You will play a key role in budget management. You will be reviewing applications for payments, as well as creation of weekly and monthly reports for the Commercial Manager and Commercial Director as required.

Responsibilities:

As an Assistant Quantity Surveyor on this project, you will be a vital member of the team, and will work with your colleagues and the client to:

• Support project delivery whilst achieving target margins
• Ensure all necessary contractual processes have been observed, notices issued, records kept and documents stored
• Develop and maintain positive working relationships with customers, consultants, subcontractors and your colleagues across the Property Services pillar
• Prepare and negotiate interim valuations and final accounts including all necessary measurement
• Make sure any agreement of variations with the supply chain is documented and recorded

To be successful in the role you will possess the following skills and attributes:

• Experience in working in a repairs quantity surveying / commercial environment
• Experience of working in a social housing / housing maintenance environment (either client or contractor side)
• Good planning, budgeting, organising and prioritisation skills. Experience of keeping sound business records
• Strong report writing skills and able to interpret financial and other systems data. A good standard of written business English and a good working knowledge of Excel, Word and PowerPoint.
• Able to build and sustain working relationships with different departments to achieve goals
• Ability to work in a fast paced work environment and manage multiple activities and priorities to a deadline.
• Willingness to take on new responsibilities and a desire to develop new skills to progress within the organisation.

Key Responsibilities:

Accurately scrutinise contractor invoice submissions, providing challenge as required.

• Assist the operational technical teams in co-ordination of multiple void and responsive repairs works.
• Assist with providing accurate update to our DMC case management system.
• Produce and interpret accurate reports from internal systems.
• Accurately update and maintain housing management systems relating to both empty homes and responsive repairs works.
• Provide regular progress updates on performance and key operating targets.
• Be a point of contact and liaison for contractors and consultants.
• Ensure commitment of the organisation's vision, mission and values influence every aspect of the business.
• Pursue excellence in all aspects of contract administration.
• Monitor customer complaints directed to the Property pod establishing trends and helping to implement lessons learnt.
• Monitoring site inspections completed and updated via our internal dynamics system.

• Participating in an out of hours rota system (usually one week in every nine) to provide ad hoc evening and weekend telephone support for contractors and tenants when emergency situations arise. • Assist with the day-to-day contract administration across the Repairs and Empty Homes team.

• Liaising regularly with colleagues from across the organisation, promoting the work of the pod and keeping others fully up to date on key areas.
• Supporting the wider aims of the Property pod and other teams where required, with general administrative tasks.
• Undertaking ad-hoc administrative functions in line with the role.

Telehandler Operator needed in High Wycombe

Daniel Owen Recruitment are looking for a Telehandler Operator to work on a commercial site in the centre of High Wycombe, Buckinghamshire.

The site itself has free parking and is fairly easily accessible via public transport. There are also convenience stores nearby.

Previous experience operating a Telehandler is a must and appropriate tickets are needed (CPCS or NPORS).

Duties for the successful Telehandler Operator:

- Operate a telehandler to move, locate, and reposition materials

- Adhere to safety protocols and standards while operating the equipment

- Communicate effectively with team members to ensure efficient work flow

- Assist in loading and unloading materials from trucks or other vehicles

- Follow instructions from supervisors to complete tasks efficiently

Requirements for the role

The successful Telehandler Operator will need either an NPORS or CPCS (red or blue) licence, full PPE (Hard hat, Hi-Vis and steel-toe cap boots) and proof with a reference having done a similar role previously.
