This Role: Health & Safety Business Partner - Property

Location: Farringdon, London EC1N 8JS or Beeston, Nottingham, NG9 1LA

Salary Banding: London £62,275 - £65,553 - Beeston £55,833 - £58,771

Working directly for the Health and Safety Manager, you will support and drive health and safety management arrangements and requirements within the Property Services Directorate of the business as well as providing support to the Development Directorate and working closely with the Development H&S Business Partner

This will involve ensuring that all elements of the directorate health and safety plan are supported including advising on CDM projects, planned and cyclical works and monitoring all aspects of health and safety performance associated with property maintenance works which is predominantly carried out by contract partners.

What you'll need to succeed:

• Appropriate health and safety qualification with a minimum equivalent of a NEBOSH Construction Certificate in Occupational Health and Safety
• Extremely good level of knowledge and practical experience of working on live construction sites/property repairs/maintenance (as per CDM definition)
• Excellent knowledge and practical application of the CDM Regulations 2015 especially the clients’ duties
• Experience of conducting inspections and audits (construction operations) and preparing reports for senior management to promote continuous improvements
• Ability to manage own work prioritise and work well as part of a team

Job Title: Senior Quantity Surveyor

My client are a leading enabling specialist contractor. Their portfolio includes complex projects ranging from 8-10 storey buildings involving soft strip and full demolitions, basement box working with a variety of structural elements such as metal frames, MEP systems, facades, waterproofing, and weatherproofing etc.

They are currently seeking a Senior Quantity Surveyor to join their growing team. In this role, you will be responsible for managing the financial and contractual aspects of multiple projects, working closely with the site team and ensuring projects run smoothly, on time, and within budget.

This role

We have an exciting opportunity for a dynamic and talented individual to join our team as Treasury Property Assistant. This role sits within the Treasury Team which is part of the Corporate Finance Directorate.

The key role will be to work with the team to ensure sufficient properties are available to be charged for future loans and to optimise existing security, meeting all asset cover and income cover tests.

What you'll need to succeed

• Experience of working in a busy Treasury environment or similar role.

• Awareness of wider Property Law.

• Highly organised with the ability to prioritise, use your initiative to problem solve and deliver to tight deadlines.

• Analytical background or evidence of spreadsheet analysis and interpretation.

• A good standard of numeracy and literacy is essential as well as a keen eye for detail.

• Excellent Excel and Word skills.

• Team player with good communication skills – written and verbal.

• Ability to build good working relationships with both internal and external stakeholders and consultants/ advisers.

• A motivated and pro-active approach and the willingness to learn new skills.

• Educated to degree level or equivalent.

Desirable:

• Previous experience working in the Social Housing Sector.

As the Commercial Property Manager based within our Lettings & Commercial team this role has a responsibility for the management of MTVHs Commercial Leases. The role of the Commercial Property Manager will see you taking the lead on the negotiation of Commercial Leases by putting in place and maintaining robust agreements which achieve best value, increase customer satisfaction, and minimise risk.

Key responsibilities:

• Responsible for the negotiation and management of commercial contractual relationships with external partners to ensure best value, achieve high customer satisfaction, and minimise risk.
• Put in place processes to manage income and expenditure on commercial contractual relationships which achieve best value for MTVH and its’ customers.
• Minimise business risk by designing and implementing robust monitoring programmes of contractual arrangements.
• Budget setting and control for Commercial properties, to ensure best value for MTVH and it’s customers.
• Be the first point of contact for and manage MTVH’s relationship with commercial tenants and leaseholders.
  
• Effective management of the Commercial Property Business Coordinator to ensure objectives are met.
  
• Work with the Development team and Customers Services SLT to identify Commercial units suitable for disposal to maximise the financial gain
• Ability to understand, interpret and explain complex information.
• Excellent written and verbal communication skills, with experience of stakeholder management and relationship building.

Skills/Experience:

• Experiences of managing commercial properties and leases.
• An in depth knowledge and understanding of relevant legislation, policy frameworks.
• A good understanding of housing management law and practice.
• Extensive experience of negotiation to achieve business benefits or strong commercial results.
• Previous people management experience.

This role:

The successful candidate can be located in Farringdon, London or Beeston, Nottinghamshire.

• Working directly for the Head and Safety Manager, you will support and drive health and safety management arrangements and requirements within the Property Services Directorate of the business.
