ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

May be responsible for one or more of the following:

• Provide full administrative support, including phone support, typing reports, filing and distribution of correspondence
• Schedule and coordinate meetings/special events, as requested
• Assist in lease administration activities, including tenant contacts and insurance information; generate reports
• Prepare and coordinate bid proposals, service contracts and approved invoices. Assist in bidding process and assist Property Manager(s) in their efforts to ensure compliance with C&W’s policies and procedures
• Prepare and code invoices for Property Manager’s approval
• Ensure office is stocked with office supplies and other required items to maintain the office
• Ensure prompt and accurate completion of contract and certificates of insurance information in contract administration software
• Track and file contracts and insurance certificates; maintain follow-up system for expirations
• Monitor and maintain the property maintenance work order system and prepare monthly reports for Property Manager on status of tenant work orders
• Maintain the property purchase order system
• Maintain lease and contract files, as well as other files located within the property management office
• Promote and foster positive relationships with tenants and clients and track service calls as required
• Assist with monthly and quarterly management reports as well as annual budget preparation
• Process management and maintenance staff hours, tenant bill back invoices through accounting, expense reports, monthly meter readings of properties, and check requests for review and approval

Construction Director

In order to be considered to join our Construction Practice as a Director, you must have demonstrated experience with successful execution of design-build construction projects for Food, Beverage, Consumer Packaged Goods (CPG), or Life Science sector manufacturing clients.

• Examples of desired construction projects involving industrial facilities & structures: Cold Storage Distribution Centers, Food & Beverage Processing, Packaging, & Distributions Centers, Life Science and Advanced Technology Manufacturing Facilities, Industrial Tilt Wall Distribution Centers, ASRS Robotics Distribution Centers, Data Centers, Clean Room/Dry Room Construction, MEP Driven Projects

Experience with at-risk projects working for an AEC firm with in-house architecture, engineering, and construction management teams strongly preferred.

Experience & Industry Knowledge

• Seasoned Expert: Bring a wealth of 15+ years in diverse construction roles and 8+ years in construction management and leading teams.

• Construction & Design Build Acumen: Show your prowess in Construction and A&E design build projects, with a keen eye for industrial structures. Food, beverage, consumer goods, or life science sector experience preferred.
• Excellent leadership and team development skills.
• Proven track record of managing industrial projects valued between $50K and $50M.

• Familiarity with process systems and proficiency in reading P&IDs.

• Travel as needed for client meetings, AHJ meetings, internal meetings, site visits to review project progress and status.

Technical Skills

• Technologically savvy. Experience with Procore, Bluebeam, MS Project, Timberline, AutoCAD, or Revit.
• Strong grasp of prime contract requirements including creation of estimates, schedules, scopes, budgets.
• OSHA 10- or 30-hour certification.
• Construction project management certification (preferred).
• Bachelor’s degree in engineering, construction management, or a related technical field (preferred).

Construction Site Superintendent

When you join Design Group as a Construction Site Superintendent, you are joining a team that will challenge you and position you for growth. In this role, you will work with a team of industry experts to help the world’s leading companies solve their most difficult problems.

You will join our Construction Practice and be responsible for the day-to-day execution of complex industrial construction projects for our Food, Beverage, Consumer Packaged Goods, and Life Science sector manufacturing clients. You will work with Regional Safety Managers, Directors, Project Managers, subcontractors, and vendors to ensure our projects remain on schedule within the allocated budget.

What You’ll Do

Display the “Need to Lead” and act as our primary on-site Construction Superintendent for “Out of the Ground” Manufacturing and Production Facilities construction projects.

The Superintendent regularly supervises the work of subcontractors, inspects, and verifies work in progress, and strictly enforces compliance with 3rd party inspections/ Surveyors with quality and safety procedures.

Project Oversight:

• In complete and responsible charge of project construction ensuring safe, high quality, timely and cost-effective execution of project work with little guidance from senior level leadership; usually the sole Design Group superintendent on the jobsite
• Bring excellent knowledge of principals of construction, including forming and placing of concrete, process piping, crane operations and erection of structural steel, installation of cladding on buildings, completion of roofing, plumbing, electrical and HVAC, interior finishes, and installation of manufacturing equipment.

Pre-Construction Phase:

• Create site logistics plan identifying trailer location, material storage, access points, gates, safety requirements, signage, temporary utilities, etc. – as needed
• Provide technical expertise throughout the Pre-Construction process including reviewing the construction plans, specifications, schedules, as well as advising the project manager of issues and/or deficiencies

Construction Phase:

• Provide leadership by establishing and maintaining an effective and harmonious working relationship with the client and Design Group team members and subcontractors
• Manage day-to-day field activities to ensure that the safety, schedule, and quality requirements are met; Work alongside onsite/ offsite project stakeholders to make sure project is being completed on time and efficiently as possible
• Maintain daily paperwork such as Procore daily reports, schedule updates, and system correspondence; Identify conflicts in construction progress by submitting formal RFI’s and communicate them to the off-site PM for resolution

Post-Construction Phase:

• Complete the punch list and get customer sign-off
• Complete as-built drawings
• Photo document and update close out reports

Establish Clear Communication Channels:

• Display a professional demeanor; Responsible and accountable for fostering good local relations with community as well as building a good working relationship with client leadership, local plant personnel, project inspectors, city, and county officials, and sub-contractors; Maintain ongoing communication and collaboration with Project Safety Manager, Project Manager, Quality Control, and Architecture & Engineering design team
• Motivate others, use professional negotiation skills, and conflict resolution skills to enforce contracts and drive successful outcomes; Conduct all business in an ethical manner to serve the Customer and increase the goodwill and success of Design Group

Scheduling:

• Review and adhere to construction schedules, ensuring milestones and completion dates are met; identify slippage and make necessary adjustments; Build, update, and push a 4 week look ahead schedule, separate from the project schedules

Safety:

• Ensure compliance with Design Group’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, etc.)

Travel: 

• Travel to construction sites in the region, which may include temporary lodging/living arrangements while supervising projects for extended period of time.

What You’ll Bring

• 10 years of experience as a construction site superintendent on industrial projects
• Recent construction site superintendent experience working on construction projects involving industrial facilities & structures (Cold Storage Distribution Centers, Food & Beverage Processing, Packaging, & Distributions Centers, Life Science and Advanced Technology Manufacturing Facilities, Industrial Tilt Wall Distribution Centers, ASRS Robotics Distribution Centers, Data Centers, Clean Room/Dry Room Construction, MEP Driven Projects)
• A record of successful completion of industrial projects with values ranging from $500K to $20M
• Proficiency in Microsoft (Outlook, Word, Excel, Project), Procore, Bluebeam, CAD, etc.
• Experience working within active operating manufacturing facilities (preferred)
• OSHA 30 certified
• A willingness to travel for extended periods for construction project requirements including installation and start-up activities, client and company sponsored meetings, trainings, industry related seminars, forums, and conventions
• A bachelor’s degree in engineering, architecture, construction management, or related technical field is preferred, but equivalent experience as a construction site superintendent for large industrial or manufacturing structures can be substituted for degree

The approximate pay range for this position is $110K-$150K. Please note that the pay range provided is a good faith estimate for the position at the time of posting. You will join our Construction Practice and be responsible for the day-to-day execution of complex industrial construction projects for our Food, Beverage, Consumer Packaged Goods, and Life Science sector manufacturing clients. You will work with Regional Safety Managers, Directors, Project Managers, subcontractors, and vendors to ensure our projects remain on schedule within the allocated budget.

What You’ll Do

Display the “Need to Lead” and act as our primary on-site Construction Superintendent for “Out of the Ground” Manufacturing and Production Facilities construction projects.

The Superintendent regularly supervises the work of subcontractors, inspects, and verifies work in progress, and strictly enforces compliance with 3rd party inspections/ Surveyors with quality and safety procedures.

Project Oversight:

• In complete and responsible charge of project construction ensuring safe, high quality, timely and cost-effective execution of project work with little guidance from senior level leadership; usually the sole Design Group superintendent on the jobsite
• Bring excellent knowledge of principals of construction, including forming and placing of concrete, process piping, crane operations and erection of structural steel, installation of cladding on buildings, completion of roofing, plumbing, electrical and HVAC, interior finishes, and installation of manufacturing equipment.

Pre-Construction Phase:

• Create site logistics plan identifying trailer location, material storage, access points, gates, safety requirements, signage, temporary utilities, etc. – as needed
• Provide technical expertise throughout the Pre-Construction process including reviewing the construction plans, specifications, schedules, as well as advising the project manager of issues and/or deficiencies

Construction Phase:

• Provide leadership by establishing and maintaining an effective and harmonious working relationship with the client and Design Group team members and subcontractors
• Manage day-to-day field activities to ensure that the safety, schedule, and quality requirements are met; Work alongside onsite/ offsite project stakeholders to make sure project is being completed on time and efficiently as possible
• Maintain daily paperwork such as Procore daily reports, schedule updates, and system correspondence; Identify conflicts in construction progress by submitting formal RFI’s and communicate them to the off-site PM for resolution

Post-Construction Phase:

• Complete the punch list and get customer sign-off
• Complete as-built drawings
• Photo document and update close out reports

Establish Clear Communication Channels:

• Display a professional demeanor; Responsible and accountable for fostering good local relations with community as well as building a good working relationship with client leadership, local plant personnel, project inspectors, city, and county officials, and sub-contractors; Maintain ongoing communication and collaboration with Project Safety Manager, Project Manager, Quality Control, and Architecture & Engineering design team
• Motivate others, use professional negotiation skills, and conflict resolution skills to enforce contracts and drive successful outcomes; Conduct all business in an ethical manner to serve the Customer and increase the goodwill and success of Design Group

Scheduling:

• Review and adhere to construction schedules, ensuring milestones and completion dates are met; identify slippage and make necessary adjustments; Build, update, and push a 4 week look ahead schedule, separate from the project schedules

Safety:

• Ensure compliance with Design Group’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, etc.)

Travel: 

• Travel to construction sites in the region, which may include temporary lodging/living arrangements while supervising projects for extended period of time.

What You’ll Bring

• 10 years of experience as a construction site superintendent on industrial projects
• Recent construction site superintendent experience working on construction projects involving industrial facilities & structures (Cold Storage Distribution Centers, Food & Beverage Processing, Packaging, & Distributions Centers, Life Science and Advanced Technology Manufacturing Facilities, Industrial Tilt Wall Distribution Centers, ASRS Robotics Distribution Centers, Data Centers, Clean Room/Dry Room Construction, MEP Driven Projects)
• A record of successful completion of industrial projects with values ranging from $500K to $20M
• Proficiency in Microsoft (Outlook, Word, Excel, Project), Procore, Bluebeam, CAD, etc.
• Experience working within active operating manufacturing facilities (preferred)
• OSHA 30 certified
• A willingness to travel for extended periods for construction project requirements including installation and start-up activities, client and company sponsored meetings, trainings, industry related seminars, forums, and conventions
• A bachelor’s degree in engineering, architecture, construction management, or related technical field is preferred, but equivalent experience as a construction site superintendent for large industrial or manufacturing structures can be substituted for degree

The approximate pay range for this position is $110K-$150K. Please note that the pay range provided is a good faith estimate for the position at the time of posting. It is necessary to plan, coordinate and perform work with a high degree of independence, while keeping the Project Engineer advised of significant problem areas. The work will require the ability to operate independently to evaluate the functional status of systems and facilities, construction progress, review electrical schematics, installation designs and specifications, manage project logistics, ensure compliance with safety procedures, and prepare risk mitigation plans.

Routine duties will include:

• Review, document, and report on construction progress to the FAA Resident Engineer.
• Monitor construction site safety, and prepare notices of unsafe working conditions.
• Perform engineering analysis with respect to code compliance, reliability, maintainability, safety, economy, project specifications, and recommend corrective action where appropriate.
• Provide estimates of construction progress.
• Escort contractor personnel in security restricted areas.
• Maintain records of receipt, inventory and condition of Government Furnished Material (GFM).
• Prepare daily entries in the Construction Logbook.

The Chief Engineer is responsible for engineering operations and directing vendors and subcontractors. Clark Facilities performs complex preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. The ideal candidate must be able to work with limited supervision to monitor building system operations and performance. The Chief Engineer utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.

• Leads operations, assigns work orders, and/or provides technical and procedural training of coworkers and subcontractors

Responsibilities include working on assigned work orders and preventative maintenance while performing repairs and maintenance of mechanical apparatuses, equipment and systems ensuring the work is performed in accordance with all relevant codes and safety standards.

Responsibilities

• Troubleshoot, repair, and maintain HVAC and mechanical equipment and systems, test & monitor mechanical systems, equipment, and components using test equipment and hand tools to locate the cause of a breakdown and correct the problem
• Perform inspections and preventative maintenance on all HVAC and mechanical equipment per checklists and/or manufacturers’ procedures
• Ensures the proper function of mechanical safety devices
• Monitors work done by staff and subcontractors for adherence to all building code requirements
• Assists in the writing of specifications for repairs, preventative maintenance, standard operating procedures, and emergency operating procedures
• Document work accomplished utilizing maintenance tracking forms, checklists, and logbooks
• Analyze and responds safely and appropriately to routine and emergency calls for repairs and service
• E-test equipment properly and interpret result readings
• Follow blueprints to determine the location of wiring and equipment in a clean and proper manner
• Follow quality control standards, safety regulations, standard operating procedures, good management practices, and good sanitation practices
• Advise management on whether continued operation of equipment could be hazardous
• All other duties assigned by management

Qualifications

• High school graduate or GED equivalency
• Current Virginia Journeyman HVAC License
• Must have current or active Top Secret clearance
• Must be able to respond to emergency call after normal business hours
• Minimum 4 years on the job HVAC and Mechanical maintenance training
• Basic computer logic and programming
• Fluency in spoken and written English language
• Ability to reach schematic drawings
• Knowledge of methods, practices, and safety procedures followed in the maintenance of electrical, HVAC, and mechanical equipment
• Knowledge of materials, tools, equipment, and systems used with building operation and the HVAC trade
• Knowledge of State and Federal Codes and regulations pertaining to the electrical trade
• Working knowledge of boiler equipment, including water pumps, water mixing valves and controls
• Working knowledge of all closed loop chilled water systems
