L&Q is seeking skilled and experienced Building Surveyor to join the Trust's Major Works team. You will manage a range of improvement works, commissioning and managing a team of consultants to deliver site-specific works.



You will have a wide range of specialist skills including building surveying, project management and budgetary control. You will be a self-motivated, professional individual who is able to communicate and influence working with a wide range of stakeholders. Our Building Surveyors are expected to be able to drive and will have access to a car.

· Excellent building surveying skills and knowledge of construction methods

· Experience in major cladding replacement works on high- and low-rise properties.

· Experience in managing and running multiple complex building projects at the same time.

· Experience in building control and planning applications

· Experience in applying CDM 2015 principles to tenders and contracts.

· Understanding of contract law and excellent knowledge of standard form contracts and Contract Administration

· Experience in managing large budgets, producing cash forecasts and processing payments

• Financial Reporting and Forecasting: Prepare accurate financial reports, cash flow forecasts, and variance analysis to keep projects on track and within budget.
• Valuation and Payment: Assess and authorise valuations and payments for subcontractors, ensuring work is completed to agreed-upon standards before release of funds.
• Risk Management: Identify potential financial and contractual risks, proposing solutions to mitigate issues and protect company interests.
• Client and Stakeholder Communication: Maintain strong communication with stakeholders, providing updates on project costs, budgets, and timelines.
• Cost Analysis for Continuous Improvement: Conduct post-project cost analysis to identify areas for improvement and ensure lessons learned are integrated into future projects.

Qualifications & Experience

• Experience: Experience in quantity surveying, preferably within the residential sector.
• Education: Degree in Quantity Surveying, Construction Management, or a related discipline.
• Skills: Strong analytical skills with meticulous attention to detail, and a solid understanding of construction cost management, tendering, and contracts.
• IT Proficiency: Skilled in MS Office, particularly Excel, with experience in cost management software (e.g., COINS, CostX, etc.) being a plus.
• Communication: Excellent interpersonal and negotiation skills, with the ability to liaise effectively with stakeholders at all levels.
• Driving Licence: A valid UK driving licence is required for site visits.
