Service Care Solutions is seeking an experienced Building Surveyor to work for our client based in Stoke On Trent.

This role is ideal for someone with experience in building surveying, project management, and property asset management, with strong skills in overseeing multiple projects and ensuring compliance with regulations.

This is a full time, temporary assignment offering £466.80 Umbrella LTD per day (approx. £375 PAYE per day).

• Manage maintenance, construction, refurbishments, and alterations for corporate properties.
• Advise on projects to ensure effective maintenance and contribute to the Corporate Asset Management Plan.
• Oversee multiple projects, ensuring completion on time, within budget, and meeting standards.
• Prepare bills of quantities, schedules, budgets, and contract documents.
• Validate valuations, accounts, and invoices, and manage contract variations.
• Conduct site visits, inspections, and liaise with contractors.
• Certify completed work, prepare financial reports, and attend public inquiries or court hearings as needed.
• Address public enquiries on property-related issues and maintain building condition records.
• Use computer systems for property surveying and assist in system improvements.

• Ensure efficient use of funds to maintain corporate properties and protect asset value.
• Manage the Corporate Property Estate, ensuring safety for staff and the public, and respond to emergency works.
• Adhere to all relevant legislation, including the Construction (Design and Management) regulations.
• Stay updated on relevant legislation, standards, and guidelines.

Your new role

You will be working with a leading social housing provider in the North East, as part of a multidisciplinary team, to undertake inspections of residences, to diagnose and make evidence-based recommendations to ensure the housing portfolio is maintained at a high standard. You will be responsible for carrying out a variety of surveys including planned and reactive maintenance repairs, voids, damp and mould and condensation surveys. You will create a schedule of work based on your findings before engaging with stakeholders, such as contractors/developers and local authorities, in order to ensure that identified defects have been repaired to the required standard. You will listen to and log customers queries during your visits, providing a point of referral.

What you'll need to succeed

Ideally, a technical qualification such as HNC/RICS
Experience of working in a Social Housing or Local Authority Environment (ideally residential properties)
Repairs/ Maintenance/ Disrepair/ Damp and Mould/ Voids experienc
Excellent communication skills and the ability to deal with a diverse range of customers

Typical day as a Maintenance Project Surveyor

• Carrying out pre and post inspections of planned maintenance work on a variety of different property types, managing a patch covering the NW of Cumbria, and NE region ensuring that our contractors deliver high-quality work and that our customers are happy with the outcome.
• Providing technical advice and support to our contractors and suppliers so we deliver a high-quality, cost-effective and compliant service in accordance with agreed specifications, from our Retro-Fit team and designers.
• Managing contracts including progress against programmes and using customer insight to support us in delivering on our customer promise - and managing performance Indicators on our principal contractors.
• Supporting our colleagues in helping customers to combat damp and mould issues in their homes - one of the essential aspects in our Retro-Fit delivery model.
• Accurately measuring materials to enable a ‘right first time’ approach, ensuring they do not vary from set and agreed specifications.

You have

• Building surveying experience including property condition and dilapidation surveys and specifying remedial works.
• Hold a Building Surveying qualification HND, HNC or Degree Level, as well as PAS2035 qualifications, Level 2 or Level 5 - or working towards these qualifications.
• Current knowledge of building repairs, construction as well as CDM roles and responsibility.
• Able to manage, control budgets and expenditure, and performance information.
• A vehicle insured for business purposes. The great news is that we’ll pay your mileage!
• A self-starter approach, able to work unsupervised to manage your own patch, working commercially to deliver our programmes of work on time and to budget.
• Knowledge of Retro-Fit works, including installation of renewable energy measures.
• Excellent experience in performance management of Principal contractors.
• Excellent at building strong Contractor/Client relationships.
• Excellent at delivering a customer focused approach, and excellent level of customer care.

• Management of commercial and contractual aspects of relationships with consultants, suppliers, and subcontractors.
• Ensure the effective use of our works order systems, maximising efficient use of work scheduling and ensuring accurate data recording.
• Ensure we work to budgets and assist with the accurate coding of monthly costs.

You bring

• A Quantity Surveying qualification. 
• Knowledge of procurement rules and legislation with excellent organisation and time management skills.
