Here within our Asylum Accommodation and Support Services Contract (AASC) we focus on assisting individuals through the asylum system, ensuring that vulnerable asylum seekers have access to the support they need along with a high standard of accommodation.

Due to extensive growth within the contract, we are expanding our Property Acquisition Team and are looking for someone with the drive and passion to make a difference to Social Housing. Ideally, you will come from a background in property (ie Estate Agency Sales/Lettings/Portfolio) and you will enjoy working as part of a team, where you will identify and procure accommodation of the appropriate volume for AASC.
Key components of this role include; searching for target properties and identifying prospect properties. To establish and maintain landlord, investor and agent networks Liaising and negotiating with Landlords, Agents and Investors to promote the Serco Lease and Serco Property Standards. To carry out inspections and to rapidly manage properties through the pipeline to the point they are available for occupation.
You will use your extensive knowledge of the property market, strong organisational and planning skills to ensure delivery of accountabilities including:


- Actively search for new properties in targeted areas through local estate agents, area visits (driving local streets), media (newspaper and web), landlord relationships and other networks
- Develop promotional material and use this material to actively promote the AASC Contract’s need for property in targeted areas
- Work with local Agents, Landlords and Investors to make them aware of the type and volume of properties that the AASC Contract requires
- Build personal network in the areas to create a flow of properties to put forward to the AASC Contract (matching the Contract’s needs), forging strong relationships with property providers
- Meet with potential landlords to discuss property requirements and identify prospects
- Provide a schedule of remedial works required to bring the property to the required standards of the contract.
- Select the most appropriate landlord lease agreement, and negotiate and agree appropriate rental terms directly with the landlord
- Complete/check the required paperwork/forms for the property (including EPC, proof of ownership, planning permissions, meter readings, Local Authority Building Control applications and other related documentation.)


What you’ll need to do the role

First and foremost, you must have extensive experience of private rented and property sector in a service orientated environment, alongside experience of adding value and additional commercial benefit through the development of constructive relationships.
It is essential that you have proven sales and negotiation experience.
This is a critical, demanding role where you will utilise your sound commercial and business awareness to understand the context in which the business operates

This role requires Security Clearance at CTC level (Counter Terrorism Check) and also CRB clearance.

Role overview:

The Property Services Support Officer role aims to deliver an excellent day to day core housing repairs service, including technical support and dealing with repair queries, requests, complaints, work scheduling and making appointments. Senior/Quantity Surveyor required for privately owned contractor that work regionally/nationwide on new build/refurb projects in the warehouse/distribution industry for end user clients that are within the food/beverage and pharmaceutical sectors. In our determination to further develop both our service and responsiveness to local, regional and national industry we are seeking an enthusiastic individual to work closely with the work based team to develop industrial links, provide pastoral support and workplace assessment within Construction Work Based Learning.

We are now seeking a motivated and organised individual who can liaise with both employers and learners to assess their competencies within the workplace. This post will be based at our Royal Leamington Spa College.

Duties and Responsibilities

● To help, guide and support students, following their initial enquiry and interview, to
choose the right course of study.
● To work with the Course Managers and Training agencies, to help co-ordinate the
placing and visiting of students in work placement, or employment positions with
companies.
● To work with managing agents to ensure that students are placed in a safe and
suitable work situation where work based training can be clearly identified.
● To attend careers events, liaise with schools and work with managing agents, to
promote recruitment for all automotive courses.
● Work with the Marketing teams and the Work Based Learning Management team
to ensure that all-existing and new courses are marketed and promoted in the
best interests of the college.
● To represent the Work Based Learning Team in promotional activities.
● To support industry by setting up and promoting bespoke training to meet industry
needs, when required.
● To mentor individual candidates and monitor their academic and vocational
progress.
● To liaise with company and other assessors to ensure that each candidate has
the range of opportunities required for their competence assessment.
● To carry out formal NVQ assessments.
● To monitor the quality of training delivered by all training sub-contractors.
● To carry out formal progress reviews with individuals and their employers.

For the successful candidate a conditional offer of work will be made. Our offer of work will be conditional upon a number of mandatory pre-employment checks, to include but not limited to: DBS, Barred List check, right to work check, internet search, TRA check (academic posts).

Essential Attainments

● NVQ Level 3 within Electrical or equivalent Apprenticeship route within this
discipline.
● Assessor’s Award (preferably A1) or equivalent. Applicant willing to achieve within
the first 6 months will be considered.
● GCSE Grade C in English and Maths or equivalent. Applicant willing to achieve
within the first 6 months will be considered.
● Evidence of formal structured training in a relevant vocation.
● Extensive industrial experience.
● Have a working knowledge of Health & Safety in the appropriate vocation.
● Have a wide technical knowledge in the vocation.
● Experience of liaising and negotiating with industrial partners.
● A UK driving licence free of major endorsements.
● Administrative skills, including IT skills.

Desirable Attainments

● Internal Verification Award (preferably V1) or equivalent.

Essential Skills and Knowledge

● Vocational experience of working in industry.
● Experience of working with apprentices and have knowledge of awarding bodies
and apprentice monitoring and tracking systems and paperwork.
● Experience of working with outside agencies and organisations.
● Ability to liaise effectively with internal and external agencies in a timely manner.

Managing Quantity Surveyor

Reporting to the Commercial Lead & Rail Director, the Senior Quantity Surveyor is responsible for the overall financial management of Rail projects within the Transport division of Telent. This role offers a flexible working location, however occasional travel to our customer sites across England is required.

What you'll do:

• Manage commercial performance against business targets and KPI's


• To be aware of and protect Telent's commercial interests by pursuing prompt payment for work executed.


• Supervising the performance of the Quantity Surveying team to ensure quality and timeliness in delivery.


• Attend site meetings and contribute to the resolution of commercial, contractual and technical problems.


• Responsible, with the Project Manager, for the preparation and production of all agreed reports to predetermined deadlines.


• Provide day to day support to the Projects Delivery team in support of any financial/commercial obligations/issues


• Ensuring compliance with company policies and procedures, health and safety regulations, and quality standard.

Who you are:

You will have experience in a similar role and be able to work in a fast paced and high-pressured environment. You will have a strong QS or Commercial experience gained within a relevant industry.

Key Requirements:

• Experience working as a Managing / Lead Quantity Surveyor or Commercial Manager in the Rail / Telecoms / Utilities / Construction industries


• ARICS or ACIOB qualification


• Experience of using Oracle finance system or other finance system if not Oracle


• Working knowledge of NEC/Network Rail forms of contracts


• Good working knowledge and use of Microsoft Office suite of program.

Our client requires a Labourer for a 1 week contract on a residential site in Rugby,CV23 area.

The successful candidate must hold a CSCS card, all their own PPE, and be able to provide trade references. Duties will include assisting trades on site by moving materials and general site tidy.

This position is due to start in January 2024. Pay rate quoted is paid through an umbrella company.
