We are looking for a Caretaker to join our team covering the Kent area. Our Caretakers provide an essential service to ensure the quality of the environment within our estates and communal areas.

You’ll be responsible for maintaining the estate and communal areas to a high quality cleaning standard and maintaining a safe and aesthetically pleasing environment for residents and members of the public;

Summary of Tasks & Responsibilities:

Attend to cleaning tasks in compliance with schedules and frequencies defined for each estate

Report Emergencies, communal repairs and any incidents of vandalism

Keep Internal and External areas free of graffiti

Manage bin areas including disinfect, rotate position for collection, deep clean etc.

Act as a point of contact for residents and ensure good communication is kept with all teams and departments.

Identify hazards and complete risk assessments on a daily basis and take remedial action as necessary.

Grit estate access paths and roads when snow/ice expected.

To comply with any COSHH regulations which apply to cleaning materials that are used.

The ideal candidate for the role;

Previous experience of cleaning and caretaking or similar

Good customer service skills and can remain courteous and polite at all times

Identify repairs within the blocks and report them

Applicants will need to have an understanding of Health and Safety, be customer focused, with strong communication skills. Ideally, you will have knowledge of COSHH Regulations

JOB TITLE: Electrician

PLACE OF EMPLOYMENT: Mobile Worker

You are required to travel to and work at various locations within the Midlands as the Company shall reasonably require for the proper performance of your duties

SALARY: £37,000 - £40,000

HOURS: Monday - Friday 8:00am to 5:00pm (40 hours per week)

RESPONSIBLE TO: Directors

RECRUITMENT: This post is subject to a satisfactory DBS and reference checks

Summary of Duties:

Service and maintenance of electrial appliances within both commercial and domestic properties.

Electrical experience within both commercial and domestic properties.

Main Duties:

Attend service and reactive breakdowns to fault find, diagnose and repair in a timely and cost effective manner.

To carry out the day to day responsive maintenance, service and repairs as instructed

To make immediate decisions as regards the repair requirements should the original job order not reflect the actual works required and to inform the relevant director

To inform the customer (with reason) when it is not possible to complete a repair within the first visit and make mutually agreed arrangements to return to complete and inform the relevant director

Direct helpers engaged in assembly or installation of air con systems or components.

Liaise with management and or client to ensure all works are completed.

Ensure that all works and repairs are completed safely and in accordance with current codes and practices.

Abide by all client rules and regulations whilst on site (copy available upon request)

Ensure when purchasing materials, a 'best value and cost effective approach' is sought

To make sure that all training required to carry out the role is maintained and kept up to date.

To accurately complete all relevant documentation associated with the duties and ensure the prompt return to the office of all relevant information in relation to the daily tasks.

Where a Company vehicle is provided, ensure that it is used in accordance with the Company's current policies and procedures

Ensure that all company property, i.e. motor vehicle, uniform, tools etc… are operated safely, kept clean and in good order and tested when required to maintain the safe working of all heating systems

Actively take a proactive approach in finding and quoting additional works, should it be required.

Adhere to the Company policies and procedures, handbook and Health & Safety.

Requirements

• Minimum of 5 years of site experience in completing Electrical Installations
• Good Knowledge and understanding of BS 7671 - IET Wiring Regulations
• Excellent knowledge of Electrical services and products
• Awareness of Health & Safety issues and the need for safe methods of working
• Have a good eye for detail and highly motivated to succeed
• Full UK (Clean) driving licence.

Preferences

• City & Guilds BS7671:2018 Level 3 - Electrical Installations
• City & Guilds 2391 - Testing and Inspecting (previously 2394/2395)
• Enhanced DBS verified
