We require a property manager to work with a very busy Estate Agency based at Chadwell Heath.
The Role
As a property manager, you will be responsible for administering all the maintenance of the estate agency property that are let. Therefore, you must have experience of organising repairs and maintenance of properties as well as knowledge of necessary legal documentation such as gas certificates and EPC etc.
This is an extremely varied and interesting role where no two days are the same and you will be making decisions autonomously. Therefore, you must be quick thinking and have an abundance of common sense and understanding of how to manage a property.
Roles and Responsibilities
* To attend regular meetings with the Property Management Team
* To ensure the landlord carries out his obligations to the tenant both in statute and the tenancy agreement
* To account promptly and accurately to the landlord regarding any queries on accounts
* To spend only sums on repairs as are reasonable, justifiable and the landlord's responsibility
* To ensure any repairs that are put in hand have been carried out and invoiced correctly and invoices are paid promptly to contractors
* To ensure that all contractors instructed on the landlord's behalf are adequately qualified for the job and that they are covered by Public Liability Insurance and that we have at least two adequate trade references for them
* To ensure that any decisions you take do not put the company at risk of being sued by the landlord for negligence or mishandling of their funds
* To ensure the tenants fulfil their obligations as set out in the tenancy agreement
* To display relevant skills to identify and qualify landlord's and tenants' needs ensuring the company's Service Standards are met at all times.
* To ensure that every property with a gas supply on the managed portfolio has a current and valid gas safety certificate.

Trainee Property Manager

Our client is an independent local business, based in Chadwell Heath, still run today by the directors who started the company around 20 years ago. They offer our customers a personalised, high-level service where tenants and landlords feel valued and appreciated.
Due to growth in their managed property portfolio, they require a new Trainee Property Manager to join their team.
No prior property management or property industry experience is required for this role (full training will be provided). The Trainee Property Manager will be working as part of a close-knit team to provide high-quality property management services to the landlords and tenants of our client's residential property portfolio including:
* Checking that properties are at acceptable standards and comply with legal requirements prior to marketing
* Processing new tenancy applications and preparing the initial paperwork
* Handling the move-in day procedures for tenancies
* Liaising with landlords and tenants during the lifecycle of the tenancy
* Coordinating the maintenance of properties, including liaising with contractors
* Booking routine visits for properties
* Handling the end-of-tenancy procedures, including agreeing deposit deductions

Our established educational clients are looking for a full time Caretaker to join the team. Salary £26,520 plus free lunch. Term time working hours are 9am to 6pm Monday to Friday. During school holidays the hours are 8am to 5pm. Weekend emergency rota undertaken with other members of the team and additional payment is made for this. 20 days holiday plus statutory days. Pension and car driver required due to the rural location.
The Caretaker role encompasses all aspects of buildings and site security and light maintenance tasks. It requires a close working relationship with the Facilities Manager, the Facilities Administrator, and other members of the Estate team.
To liaise with the Facilities Manager regarding all issues that relate to the maintenance and administration of the School Estate. To include (but not limited to) - Minor building and site repairs,

To be the main point of contact for efficient pool management. To perform and record daily pool checks, perform back wash as required, clean filters, check auto closer and pumps, baskets and skimmers.
