• Management of a sufficiently resourced and skilled on-call team including operational response 24/7 365 to incidents including weather events, road traffic incidents, emergencies, flooding, and the removal of obstructions or spillages on the highway network.
• Work effectively with supply chain relationships for the delivery of sub-contracted elements of the services including traffic management, drainage CCTV and jetting, line marking, and supply of materials and equipment.
• Work with the SHEQ team to develop appropriate KPI's and ensure delivery to satisfactory levels as required by the Operations Director and to support their development as required due to changes or improvements required.
• Deputise for the Contract Manager or the role's line reports in their absence.

About the role
As Project Manager (Development Manager), you will join the New Business Team within the wider Development function. You will support the team to identify and secure new development opportunities across the West of England and Sedgemoor.

Your role will include appraising and progressing these schemes through into approval and contract before handing over to our delivery team.
The schemes will comprise a range of opportunities including:

• S106 schemes.
• Land-led sites.
• Package deals with developers.
• Off the shelf purchases.
• Regeneration schemes and repurposing of our existing land ownerships.

• Assist with the preparation of scheme approval reports - according to relevant approval 'gateway'.
• Provide information to support the grant claim process and ensure records withstand audit scrutiny.
• Instruct and manage consultants and contractors appointed throughout the development process in accordance with our procurement and financial regulations.
• Support the wider business with rent setting, forecasting and cashflow, audit and charging.
• Assist with the delivery of new homes as and when required.
• Build and maintain effective relationships

Qualifications

• Demonstrable experience of working as part of a team where the flexibility to cope with changes to work plans at short notice was required.
• Experience of working with a wide range of contacts, internal and external stakeholders.
• Experience of working in social housing environment.
• Understanding of requirements to secure grant funding from Homes England and Local Authority partners.
• Experience of using Proval LS and Sequel or similar software.
• Knowledge and familiarity with the operating geography
