The post holder will be expected to be the point or contact / coordinator of all PPM activity on a daily / weekly / monthly / annual basis. The post holder will be responsible for the continued development and monitoring of a Trust wide PPM Planner based on statutory requirements and best practice on a property-by-property basis. The post holder will be expected to ensure the applicable statutory, mandatory and compliance standards, Trust policy requirements and best practice codes are implemented and maintained in response to legal obligations, professional advice and NHS guidance and to develop and maintain effective processes to demonstrate compliance. The role will require the post holder to have significant experience of working with Computer Aided Facilities Management (CAFM) systems to provide a detailed schedule of works to be entered onto the Trusts adopted CAFM System. To be responsible for allocating PPM works to the appropriate in-house maintenance engineer, or approved sub-contractor. Based on information contained within the system the post holder will be expected to utilise data held within the CAFM system to ensure that works are distributed appropriately based on skill set and changing/challenging workload of individuals in-house maintenance engineers and approved sub-contractors. Being a point of contact / coordinator for all PPM activity, the post holder will be expected to liaise closely with site based staff (including dedicated site Estates and Facilities Officers, Clinical colleagues and Corporate Staff) advising of engineer attendance and works to be carried out. This will include administering the Authority to Proceed System, including reviewing the Risk Assessment and Method Statements (RAMs) for suitability prior to arranging Permits to Work. The successful candidate will be expected to prepare technical specifications and tender documents. To periodically review Estates Contracts for preventative maintenance activities to ensure statutory, mandatory, departmental, and financial compliance / value for money The post holder will be expected to monitor the successful closure of PPM routines ensuring that risks attached to PPM activity (non-conformance of PPM activity and remedial actions) are appropriately managed and/or escalated as appropriate. The post holder will undertake regular internal audits to identify non-conformance of PPM activity. If during the PPM, remedial actions are identified it is the post holders responsibility to record these as reactive works from the remedials, ensure that the remedial actions are addressed and the CAFM system is updated to reflect these changes. For PPMs identified as a statutory requirement, the post holder will be expected to extract, consolidate and prioritise statutory compliance remedial work for various elements of the Estates and Facilities operations. The role will work closely with the System Manager and Help Desk Manager with the review of PPM activity in relation to uploading revised Job Service Sheets. The role will require the post holder to act as administrator for the SFG-20 resource library uploading relevant Job Service Sheets (attached to individual PPMs allocated per property) on to the Trusts adopted CAFM system, regularly monitoring and uploading revised Job Sheets following legislative change to ensure full compliance across all Trust properties. The post holder must have a flexible approach to working within the team, and maintain good working relationships with internal and external contacts, demonstrating professionalism at all times. Main Responsibilities

You as the Engineering Maintenance Planner will be responsible for adopting and deploying mechanical planning methods in line with our Maintenance Strategy and to utilise our CMMS (Computer Maintenance Management System), to develop WO (Work Order) task steps, estimate resource requirements and assign required equipment/materials/spares necessary to enable efficient and safe maintenance activities to be completed in line with company and technical standards. You will support an inclusive culture where people are treated with dignity and respect.

The Maintenance Planner will plan and make arrangements for the safe completion of engineering and maintenance tasks ensuring they are carried out to a pre-determined standard.

Your responsibilities as the Engineering Maintenance Planner will include (not exhaustive):

• Monitor and maximise productivity of processes, making cost effective use of resources, products and equipment
• Develop Planned Maintenance and Lubrication schedules with the Engineering Manager and Mechanical Inspector
• Ensure that all necessary materials, spares and tools are available in designated locations for planned operations which meet the required quantity and quality expected and minimise execution resource deployment to stores/workshops etc
• Define estimated task duration and costs for all work orders and develop detailed job plans to help optimising resources deployment and support monthly spend analysis
• Formalise and update:
  • Detailed WO job-plans for major maintenance operations and shut-downs
  • Maintenance Outage Plans and Technical Documentation
  • Records and statistics

• Maintain and update information and data in the CMMS ensuring the Maintenance Workflow is adhered to
• Plan major equipment annual overhauls and adhere to annual maintenance outage plans
• Create shutdown programmes including financial detail and support shutdown management and Contractor supervision during major repair periods
• Produce tender specifications in line with Tarmac standards for engineering services and spares
• Manage general and specific technical documentation in the technical library, equipment codification and records to ensure historical data is available
• Maintaining Health and Safety rules and regulations and ensure all Safe Systems of Work are signed off and complied with leading towards a target of zero harm for personnel and contractors
• Manage and develop third party relationships, ensuring effective service contracts are in place and demonstrate best value

Site operations are 365 days, 24/7 and the role requires flexibility to ensure effective running of the plant

The Ideal Candidate

Looking to recruit a Groundworker to undertake repairs and maintenance works for a leading Property Services company based around Basildon

Responsibilities:

• Carry out a verity technical service tasks such as communal paving, road working, flagging and fencing within a social housing setting.
• Use tools and equipment necessary for ground and building works, ensuring and materials ready prior to undertaking any tasks.
• You'll receive and complete assigned tasks using a mobile device with training provided, working efficiently and safely in line with best practice to achieve excellent customer experience.

Requirements:

• full UK driving licence as a company vehicle will be provided.
• Previous experience as a qualified Groundworker, ideally within the construction industry
• hold a relevant trade City and Guilds qualification or NVQ, with excellent working H & S knowledge.
• CSCS Blue Skilled Worker card

Job Title: Grounds Maintenance Operative

Location: Basildon

Hours: Monday to Friday - 07:00-16:30.

Pay: £11.44 per hour

Job type: Temp to perm

Manpower is pleased to be recruiting on behalf of our client that specialises in the provision of comprehensive grounds maintenance services and contractors for both the public and private sectors.

The successful candidate will be working on a variety of schools in the local area and would suit someone who wishes to further their horticultural knowledge, or someone with an interest in gardening and the desire to work outside. As you will be working at schools the essential criteria would be to undergo an enhanced DBS check, hold a current driving license and ideally hold a PA1/PA6 Spray Certificate (if you do not have this then the company will put you through this once you have converted to a permanent contract). We will pay for your DBS check.

Ideal candidate will:

• 1 or more years' experience in horticulture.
• Full clean driving licence (essential).
• Knowledge of pedestrian lawn mowers and handheld machinery.
• Be able to work as part of a team or on their own.
