We currently have a fantastic opportunity to join our Asset Management and Operation team as a Maintenance Operative and you might be exactly who were looking for!

The role is to predominantly work in Supported Housing properties undertaking minor repairs, handyperson tasks and painting and decorating works to tenanted and void properties, as well as communal areas.
You must possess a trade City and Guilds qualification, or NVQ Equivalent and have experience working in a building/maintenance position where you have carried out basic DIY skills and minor repairs.
You must ensure that Health and Safety legislation, Safe Systems of Work and Risk Assessments are always abided by, wearing the relevant PPE at all times and where specific to the task being undertaken.

You must be able to organise your own time and work to deadlines and have the initiative to prioritise your own workload to meet the demands of the service.
You must have the ability to communicate well with customers and colleagues and be able to work with minimum supervision.

You will be required to maintain administrative records of repairs and completed works so that IT systems can be updated.

Responsibility as Grounds Maintenance operative within the Atlas Grounds Maintenance team, ensuring that all work undertaken is compliant with relevant legislation and guidance including British Standards, European Standards and current best practice The Grounds Maintenance operative will provide an effective, efficient, and comprehensive Grounds maintenance service delivered to a high standard across the full portfolio of buildings and properties managed by Atlas and its clients and will be required to drive fleet vehicles (including trailers), use all relevant tools, power tools and the application of herbicides whilst being compliant with COSHH legislation. Maintain close working relationships with internal and external stakeholders and clients including Directors, ward managers, clinical managers, heads of departments, local authorities and others providing support and technical guidance where required or requested. Assist with development and exploit commercial opportunities to sell the service to new clients. To provide specialist knowledge and contribute to the review and feedback in support of the maintenance programme. Maintain regular contact with Grounds Maintenance Supervisor and other department managers through formal meetings and informal discussions with regards to employee matters and site/task management. Provide and receive complex information and give expert and specialist advice on areas within your remit in response to government, national and local directives as appropriate. To proactively manage and control the planned maintenance schemes including the implementation of any changes to current schedules of work, process or new process. Ensuring that any changes comply with current regulations and guidance. To work alongside contractors who undertake works on site ensuring all such work is undertaken in accordance with Health and Safety legislation, British Standards & Good Practice and conforms to specifications. Carryout research to identify potential changes to equipment or procedures in order to improve the quality of the service. To provide skilled technical support to senior managers on Grounds Maintenance matters. To undertake training as necessary to maintain current skill level and learn new techniques and skills and keep up to date with all mandatory training and any training required for changes in legislation. Be proficient with and significant use of computer hardware and familiarity with a full range of Microsoft Office applications as well as all facility and estates related specialist computerised systems. Promote and develop a culture of responsiveness, ownership and customer care within the team. Undertake any other duties appropriate to the grading of the post.

MAINTENANCE OPERATIVE, NEWTON HOUSE, BLACKPOOL, FY3 8NU

• Permanent - 40 per week with flexibility to accommodate the needs of the services.
• £23,164.92 - £27,367.20 per annum (dependent on experience)

Requirements: The ability to work in care environments showing sensitivity to residents and patients, experience of working in similar role, knowledge of Health & Safety regulations.

As a Maintenance Operative you will:

• Carry out the day-to-day maintenance on the fabric of the buildings, its services and grounds in order to ensure that they are maintained in a safe, efficient, functional order with a high standard of care.
• Maintain the environment of the services to an agreed standard to enable the staff to support the residents / patients to achieve the best possible outcomes.
• Proactively take responsibility of Health & Safety to ensure all MHC services and environments are compliant and safe.
• Report any faulty appliances, damaged furniture / equipment and any other potential hazard to the key internal stakeholders, who will instruct accordingly.
• Ensure the interior and exterior of the Service is maintained to a high standard.
• Maintain and complete Health and Safety checks ensuring clear records are always retained, this includes recording of water and fridge temperatures, fire alarms, exits and emergency lighting.
• Report immediately to the key internal stakeholders any illness of an infectious nature or accident incurred by a client, colleague, self or others.
• Promote and ensure the good reputation of the company, by maintaining and demonstrating a positive attitude towards clients, staff and others.
• Maintain complete confidentiality of all matters concerning the Services, Clients, Staff and related work.
