General Operative
J&I AASC, home based covering Midlands and East of England
Full time – 37.5 hours per week
Salary
- £24,265, plus company van, plus Serco Benefits.On-call rota
- £175.00 per week
Main Purpose:
Here at Serco, we have an exciting position for a General Operative within J&I. The primary function of this role is to provide general maintenance services to a designated area or number of properties. Based from home and a work van will be provided for you. This role requires close working relationships with the housing team to ensure outstanding service to the users.
Main Accountabilities:
Maintenance of Property:
- To provide General maintenance services
- To report faults using the AORA IT system to ensure all faults are reported and closed for their property portfolio.
- To ensure all properties are compliant and fit for purpose when completing tasks.
Health & Safety
- To ensure that the safety of all users of the property from a building standard is achieved.
- To check all relevant property reports before undertaking works in the properties (e.g., asbestos, dangerous persons,) or request additional reports if deemed appropriate by the M.O. (e.g., structural report, asbestos survey / test etc.)
- Ensure all works completed, are done so in line with Risk Assessments and Method statements.
Furniture & Inventory
- Where possible to repair all Serco supplied furniture or ensure furniture is replaced to comply with the Home Office Contract.
Materials Management
- To only purchase materials from approved Serco suppliers and keep receipts for all transactions to identify and record what materials are used for each job / property.
- Where specified only purchase the agreed Serco standard materials unless alternative substitutions can be provide due to stock requirements.
Plant & Tool Hire / Purchase
- To obtain Managers approval for the Hire or purchase of any plant or tools over £100 to undertake any maintenance repair.
- To ensure appropriate receipts are obtained and recoded for each property / job completed.
Waste Disposal
- To remove all waste from properties when in attendance and ensure the waste is disposed of in approved license areas and re-cycled where possible.
Garden Maintenance
- To undertake garden maintenance duties for properties defined under their property remit.
Trade Work
- Where work is outside the MO skill set for fault repair a report should be raised on AORA to instruct the appropriate trade fix to be initiated in accordance with the Home Office Contract terms.
Cleaning & Carpet Cleaning
- To identify areas where a cleaning requirement is required and to raise the jobs/ fault on AORA.
Work Scheduling & Prioritisation
- All allocated KPI work must be completed in advance of the scheduled completion date.
- If no further KPI work is required for the same day then the MO will continue on site to ensure any other maintenance defects are completed to ensure the property meets the contract standard’s.
- Once all defects have been completed then any scheduled planned maintenance work can be completed if not already undertaken (e.g. HHSRS annual report, PAT annual test etc.).
- To liaise with Housing Officer partners to ensure that any properties in the MO’s portfolio have been inspected at least once per calendar month with a documented report.
Stakeholder Liaison
- Where requested, be the site liaison for all stakeholder parties with an interest in the property e.g. Landlords, Local Authorities, Home Office, to provide maintenance support.
Working Hours
- Various work patterns will be set for MO’s depending on operational delivery needs.
On – Call Requirements & Out of Hours Working
- There will be a requirement to be on call and undertake out of hours working to agreed rosters and in accordance with the out of hours local operating procedure to provide a 24 hour and 7 day a week maintenance service.
What you will need for the role:
- General DIY experience
- A willingness and ability to travel within the region and occasionally within the UK (a valid UK driver’s licence is essential).
- CRB Clearance and Security Clearance at CTC level (Counter Terrorism Check) required (Serco Civil Government is exempt from the Rehabilitation of Offenders Act 1974 and all offers of employment are subject to security clearance checks and approval by the Home Office).
