Role / Description

Main Purpose:
Reporting to the Field operations manager, the primary function of this role is to provide building maintenance services to a designated area / or number of properties. Where there is a specialist trade, the role also supports non-trade Maintenance Operatives (MO’s) to fix faults. The role requires close working relationships with the housing teams to ensure outstanding service to the users.

Main Accountabilities:

Maintenance of Property

- To provide building maintenance services to a designated area / or number of properties
- To report faults using the IT system to ensure all faults are reported and closed for their property portfolio
- The role of the MO is to ensure that all properties under their control are free from building defects as defined under the Home Office Contract
- Liaison with external sub-contractors to ensure access can be obtained, works are completed to agreed standards and the sub-contractors operatives are approved.
- To undertake audit samples of external suppliers work and report findings.
- To undertake once a year a Portable Appliance Test (PAT) for any properties in their area for all properties

Trade Duties (Where Applicable)

- To provide specialist trade services in accordance with certified standards and experience

- To provide technical advice and support to the maintenance section relevant to your trade in order to ensure all current standards are met under the contract
- To provide the property on-boarding team with trade sign offs for the relevant specialist trade

Health & Safety

- To ensure that the safety of all users of the property from a building standards is achieved
- To check all relevant property reports before undertaking works in the properties (e.g. asbestos, dangerous persons,) or request additional reports if deemed appropriate by the MO (e.g. structural report, asbestos survey / test etc.)

Furniture & Inventory

Materials Management

Plant & Tool Hire / Purchase

- To obtain Managers approval for the Hire or purchase of any plant or tools over £100 to undertake any maintenance repair
- To ensure appropriate receipts are obtained and recoded for each property / job completed

Waste Disposal

- To remove all waste from properties when in attendance and ensure the waste is disposed of in approved license areas and re-cycled where possible

Garden Maintenance

- To undertake garden maintenance duties for properties defined under their property remit

Trade Work

- Where work is outside the MO skill set for fault repair a report should be raised on AORA to instruct the appropriate trade fix to be initiated in accordance with the Home Office Contract terms

Cleaning & Carpet Cleaning

- To identify areas where a cleaning requirement is required and to raise the jobs/ fault on AORA


Work Scheduling & Prioritisation

- All allocated KPI work must be completed in advance of the scheduled completion date
- If no further KPI work is required for the same day then the MO will continue on site to ensure any other maintenance defects are completed to ensure the property meets the contract standard’s
- Once all defects have been completed then any scheduled planned maintenance work can be completed if not already undertaken (e.g. HHSRS annual report, PAT annual test etc.)
- To liaise with Housing Officer partners to ensure that any properties in the MO’s portfolio have been inspected at least once per calendar month with a documented report

Stakeholder Liaison

- Where requested, be the site liaison for all stakeholder parties with an interest in the property e.g. Landlords, Local Authorities, Home Office, in order to provide maintenance support

Working Hours

- Various work patterns will be set for MO’s depending on operational delivery needs


On –Call Requirements & Out of Hours Working
The will be a requirement to be on call and undertake out of hours working to agreed rosters and in accordance with the out of hours local operating procedure to provide a 24 hour and 7 day a week maintenance service

As the Maintenance Assistant your role is key in ensuring all requested repairs, be that reactive or proactive and pre planned (via manager), are carried out to the required standard and within our SLA deadlines.

As a Maintenance Assistant you will be responsible for the Health & Safety of yourself and that of all users of the property during, and after works have been undertaken and completed.
