Montgomery College, Germantown, Rockville and Takoma Park/Silver Spring Campuses, have immediate needs for FT Operations and Maintenance Lead Workers in the Office of Facilities. The work schedule is 5 days/40 hours a week. This is a Non-Bargaining Status, Non-Exempt, grade 27 position. Non-exempt positions are not eligible to work a secondary job at Montgomery College. The Operations and Maintenance Lead is responsible for leading and performing work associated with the effective and efficient operation, maintenance and repair of mechanical and building heating, ventilation and air conditioning systems (HVAC). Responsibilities include monitoring and executing work assignments or special projects including instructing and guiding staff, inspecting completed work, and maintaining work records.
This role interacts with multiple constituencies such as College employees, students, vendors and the public, providing information, service and assistance.
Duties include but are not limited to:
- Provide guidance and instruction to assigned staff engaged in providing mechanical, building automation control systems, and HVAC services.
- Monitor, inspect, and review work of assigned staff to ensure work is performed according to established standards. Identify the training needs of staff and coordinate/conduct in-house training.
- Perform routine tasks associated with maintenance and repair of mechanical equipment including heating and air-conditioning systems, controls, and related subsystems and components.
- Ensure Direct Digital Controls systems are properly calibrated and operate as designed.
- Perform operational tests of new and existing system command and control points.
- Ensure all equipment is maintained and serviced according to equipment manufacturer’s requirements and that all mechanical rooms are safely maintained.
- Respond to customers concerns and resolve issues. Coordinate contract services and monitor the work of contractors.
- Identify issues and challenges within the unit and develop strategies to resolve.
- Identify materials and equipment needed to perform duties and the type and/or quantities required.
- Performs other duties as assigned.
Required Qualifications:
- High school diploma or GED or completion of a vocational program in the building heating and cooling trade or equivalent training.
- 5 years’ experience in the facilities maintenance field including 1 year experience in a team lead or foreman role.
- The equivalent combination of education, training, certification and/or experience that provides the required knowledge and expertise to perform the essential functions of the job may be considered.
- HVAC Master level license or Maryland 2nd grade Stationary Engineer license. EPA Section 608 Universal Certification. Driver’s license.
- Working knowledge of the methods, techniques, procedures, standard practices, tools and materials common to HVAC repair, maintenance, and installation.
- Ability to understand, troubleshoot and repair complex mechanical and building automation systems as well as stand-alone mechanical equipment.
- Ability to conduct failure analysis, modify equipment and recommend equipment changes and preventive maintenance.
- Ability to comprehend mechanical drawings, specifications, sketches, and work orders, preparing material lists and specifications. Ability to use hand tools and testing equipment employed in the HVAC trade.
- Ability to instruct, train, and work cooperatively with others as well as communicate effectively and follow written and verbal instructions.
- Knowledge of basic computer skills including familiarity with Microsoft Office and Windows-based applications.

Hiring Range $30.47 to $39.60 per hour. Initial salary placement is based on candidate experience and internal equity.
