Main Job Purpose

• Managing the portfolio of residential properties in relation to repairs, inspections and any other duties.

Key Accountabilities (Assist with portfolio management)

• Ensure that systems and processes are followed to a high standard
• Ensure a high level of satisfaction from clients, tenants and contractors
• Complete check-ins and check-outs to the company standard
• Deposit correspondence between all parties and the releasing of deposits
• Log all works required following check-outs and any required administration
• Carry out periodic inspections
• Compose landlord inspection letters following visits
• Close communication with landlords and tenants as and when required
• Liaise with and assist accounts with legal notices including Section 21's and Section 8's

Repairs & Maintenance

• Log all works required following check-outs and any required administration
• Carry out emergency property visits when required
• Oversee all refurbishments
• Out of hours on call rota (1 week every 7)
• Represent the company to a high standard of personal conduct on all appointments, whilst driving, through all methods of communication etc.
• Be able to work both autonomously and within a team
• Increase the standards of the property portfolio

Skills

• Have previous Property Management Experience
• Ideally, ARLA qualified (Not Essential as will put through qualification subject to successful probationary period)
• Possess superb organisational and communication skills
• Can prioritise a busy and demanding workload and stay calm under pressure
• Have a full driving licence

Health & Safety and Fire Risk Management

• Maintain a professional knowledge on health and safety requirements
• Deliver appropriate advice in accordance with the extent of our services to tenants and clients

Team Overview
This is an exciting opportunity to work in a high performing, customer service focussed Property Services Team within the MoJ Property Directorate. This award-winning Property Services Team provides hard and soft services through an integrated supply chain model and is responsible for project management, contract management and technical and health & safety services to the Property Directorate property portfolio. The breadth of services and diversity of the property portfolio ensure the working day is filled with new challenges and interesting Property Services service delivery activities.

The Head of Property Operations sits within the Operational Property Services team. This role covers the MoJ Cluster (primarily Probation) and Prisons account however the portfolio to be managed and the account focus can change in line with operational requirements. The post holder will work to the Director of Property Services (Prisons, Probation, Home Office, MoJ HQ, Judges Lodgings, Corporate H&S) and supports the MoJ at corporate level.

As an Evidential Property Courier, you will ensure the accurate recording, safe keeping, transportation, and retention of property (Evidential and Found) whilst in Police custody and subsequent disposals. Items may include computers, mobiles, drugs, firearms, and cash etc. You will maintain and oversee property records on the force property management system, ensuring compliance with force policy and procedure, and eventually ensuring correct disposal as per force policy and procedures.

You must have excellent verbal and written communication skills because you will be dealing with members of the public and Humberside Police staff.
You will oversee the day-to-day operational activities as defined by the force Property Management System. Ensuring prompt response to automatic system reminders.

You will supervise the collection of items for forensic examination by courier. You will ensure that each item is added to our existing evidential property records as per force policies and procedures. You will also return property to owners and transfer items to force property stores, front counters and ultimately to external disposal locations.
