As part of a national housing association, you will be one of a team of Service Managers responsible for the successful delivery of property maintenance to Platform Housing Group and partners housing stock. You will play a key role influencing and supporting the strategic growth of Platform Property Care.
Leading a multi-trade team you will be results focused, ensuring the service is delivered to meet contractual timescales and key performance indicators including sector leading customer experience; whilst supporting the wider Platform Property Care team objectives.
Some things we need from you:
You will be an experienced Service/Repairs Manager, who will have previously worked in the housing/ construction industry, ideally with a relevant qualification. You should also have experience of managing and nurturing large teams and are able to bring the best out of your team.
No day will be the same! You will be surveying one day, planning another, conducting pre and post inspections the next, and then operational with the team too! You won’t be afraid to be hands on when needed.

• Experience of people management, both colleague and contractor, within a maintenance services environment

• The ability to inspire, motivate and engage your team to deliver results – to be their best
• Experience in working with clients and delivering services that meet KPIs including customer satisfaction and setting a clear level of customer service 
• Proven experience of monitoring, measuring, and managing service performance, leading, and motivating a strongly performing team and addressing under-performance where required 
• Strong experience of delivering maintenance works on time and to budget, with a right first-time mentality and approach 
This role also requires covering the out of hours duty manager rota, which is currently one day in thirteen and includes weekends.
The role is mobile, and therefore requires a full UK Driving Licence, and covers Louth mainly and surrounding area. At times you will be required to attend meetings and training at our other offices and locations including Worcester, Birmingham, Matlock and Skegness.

Job Description Summary

Direct activities for the delivery of facility management services, operations and repair for 30-40 retail banking locations. Respective client is a global financial services firm with a large North American portfolio. Services include managing the operations and maintenance of a portfolio of retail banking centers within strict compliance with stated Scope of Work, specific Policy and Procedures and defined business plan objectives.
Reporting to the Senior Facility Manager, the successful candidate will be responsible for facilitating delivery of services, budgetary control, adherence to business plan, oversight of the daily management and operations activities associated with this portfolio. The Retail Facility Manager will be with directly involved with the efficient delivery of the services and accountable for the overall financial performance in compliance with the business plan within their portfolio.

Job Description

• engineering and general maintenance are implemented and carried out in a manner Ensures the day-to-day operations of the retail facilities including janitorial, life-safety, consistent with C&W policies and ownership directives This is to include the management of contracts to assure all contracts are reviewed on a regular basis and are bid out as needed and assures invoices match contract pricing
• Charged with the supervision of all maintenance programs relating to the interior and exterior conditions and appearance of the properties
• Responsible, at all times, for a positive and prompt response to requests from occupants and for the implementation of ongoing contract programs to constantly assess tenant and occupant needs and to assure problems are being solved promptly in accordance with contract scope and Service Level Agreements (SLA’s)
• Actively participates in the preparation of operating plans and budgets, financial reports contracts, expenditures and purchase orders related to the facilities within their portfolio
• Assist in the development of capital budgets for the property This includes contributions towards a five-year plan of maintenance, facility improvement, and cost reduction initiatives
• Responsible for the collection, analysis and reporting of such statistical data as may be required to provide accurate and current assessment of facility management objectives
• Facility Manager shall be thoroughly familiar with the management contract and all requirements contained therein

Requirements

• The successful candidate must be able to demonstrate commercial acumen in areas of improving business performance at a strategic and practical level
• Bachelor’s degree or commensurate experience
• CFM, FMA industry certifications recommended; other Engineering, Business or technical training or certifications a plus
• Working experience with accounting systems, preferably Yardi, as well as internal and external audit functions required
• Experience as a department head including business planning, budgeting, personnel management and staff modeling
• Experience in managing business operations within a fixed cost environment and ability to minimize financial exposure
• Experience in vendor contract administration, financial control, staff management property and facility management required
• Excellent understanding of operational cost control, vendor management and quality assurance
• Must be a strong team player with an ability to build effective working relationships with individuals, other department heads and client representatives
• Energetic, lateral thinker with an enquiring mind and a commercial approach
• Experience in the development and implementation of programs to drive out cost inefficiencies
• High degree of personal drive and motivation to succeed
• Good communicator (written and verbal), with high quality report writing skills
• Ability to learn quickly and keep abreast of developments
• Committed to achievement of assigned goals and targets
• Ability to multi-task and maintain progress on multiple projects and processes.

Physical Requirements

• Regularly required to travel from floor to floor and may be required to travel outside between buildings in varying outdoor weather conditions
